Our estimate is the home's fair value: what the evidence says it's worth, before the circumstances of a particular buyer and seller. Real sales land above or below it, so every valuation also shows how far recent sales of that type in that postcode district have strayed from our estimates, measured every month on about 260,000 sales our models hadn't seen: typically about 10%, from about 7% in the steadiest markets to 14% in the most varied (see the test). It shows the room to negotiate where you are; the price itself is agreed between people, helped by their agent.

Landlords and investors can value a whole portfolio: every property's value carried forward to today, the Portfolio Swatch, and each home's EPC band C check (its band, the measures it needs and their cost against the £10,000 cap), with reports in their own name and logo, on the Investor plan. Any one property's band C check is free on the landlords' page. Housing associations and councils can check their whole stock with the stock check, and estate agents and other local businesses can become the local partner for their postcode district.
